3 tips on how NOT to price your home

1. Don’t be irrational or emotional.

Know that a home is worth only what a buyer is willing to pay. This might sound like common sense, but many greedy homeowners out there think their home is worth more because of emotional or irrational reasoning. Example: "I did all of this landscaping myself and it took 10 years and lots of hard work to make my yard look like this. Therefore, my house is worth $____ more!"


2. Don’t list above the reasonable comps in your area to try to get more money for your home, just to “see what happens.”

Buyer agents will check the comps in the area for their buyers. If they see your home is priced way higher, it will turn away showings. You want to price your home so buyers will show up to place an offer.


3. Don’t do the research alone.

Using an experienced agent is the best way to get an accurate price for a home. Scouring the internet for previously sold homes in the neighborhood could be difficult and inaccurate. A real estate agent can access correct stats about comps in any neighborhood to dial in on the most attractive, competitive, and accurate list price for a home.
