Why I won’t list an overpriced home—even if it costs me the client

After nearly 20 years as a Realtor in Yorktown and Williamsburg, Virginia, I’ve learned that honest pricing is one of the most important things I can offer my clients. Even when they don’t want to hear it.
Unpopular opinion: I will not list a home for sale if the asking price is unrealistically high.
And believe me, I know how controversial that sounds. Over the years, I’ve been cussed out, had doors slammed in my face, and lost potential listings because I wouldn’t agree to a seller’s desired asking price.
But you know what? I’m completely okay with that.
As a Realtor serving Yorktown, Williamsburg, and the surrounding Hampton Roads communities for over 20 years, I’ve helped people buy and sell homes through just about every kind of real estate market imaginable. I’ve seen booming seller’s markets, challenging buyer’s markets, shifting interest rates, and everything in between.
And if there’s one lesson that experience has taught me, it’s this: Pricing strategy matters. And in a complex real estate market, it matters more than ever.
The difference between strategic pricing and overpricing
Let me be clear: I’m not against pricing a home at the higher end of its market value.
In fact, I want my sellers to get the strongest possible sale price. That’s my job! When market conditions, comparable home sales, property features, and buyer demand support an ambitious asking price, I’m absolutely willing to recommend it.
But there’s a big difference between strategically pricing a home to maximize its value and setting an unrealistic listing price simply because that’s what the seller wants to hear.
A home that’s priced appropriately for the local real estate market has a much better opportunity to attract qualified buyers, generate showings, and receive competitive offers.
An overpriced home? It can sit for weeks or months without meaningful interest.
And that creates problems that even the best real estate marketing strategy may not be able to fix.
Why Overpricing Your Home Can Cost You Money
One of the biggest mistakes homeowners make when selling a house is assuming they can start with an inflated asking price and simply reduce it later.
Unfortunately, that approach can backfire.
When your home first hits the market, it benefits from being a new listing. Buyers who have been searching for homes for sale in Yorktown, Williamsburg, Newport News, or surrounding communities may be eager to see what's new.
But if the price is too high compared with similar properties, those buyers may never schedule a showing.
As the days on market accumulate, the listing loses momentum. Buyers begin wondering why the property hasn't sold. Eventually, price reductions may become necessary just to generate renewed interest.
And don't even get me started on appraisal problems! Even if a buyer agrees to an inflated purchase price, a low appraisal can create financing complications and jeopardize the transaction.
The highest asking price doesn't always produce the highest selling price.
That's why getting your home pricing strategy right from the beginning is so important.
What two decades of local real estate experience has taught me
As an experienced Yorktown and Williamsburg Realtor, I don't determine a home's market value based on guesswork, wishful thinking, or what a homeowner needs to net from the sale.
I do my homework.
Before recommending a listing price, I evaluate recent comparable home sales, active listings, neighborhood trends, property condition, buyer demand, and current market competition.
I also consider the details that make each home unique.
Whether you're selling a house in York County, relocating from Williamsburg, or preparing to list a property elsewhere on the Virginia Peninsula, you deserve a realistic assessment of what buyers may be willing to pay.
That doesn't mean I can predict exactly what your home will sell for. No Realtor can.
But I can provide an informed, data-driven pricing recommendation backed by local market knowledge and years of experience.
And I'll always tell you what I genuinely believe, even when it isn't what you hoped to hear.
Why I'm willing to walk away from a listing
Here's something else you should know about how I do business.
I invest my own marketing dollars into every listing I take. Professional real estate marketing, listing promotion, and the time and resources required to position a property effectively represent a real commitment.
I don't want to throw a sign in your yard, upload a few photos, and cross my fingers. I want a thoughtful plan designed to help your property stand out in the competitive Hampton Roads housing market.
But even exceptional marketing can't always overcome an unrealistic price.
I've lost listings because I wouldn't recommend an asking price I couldn't support. And I'd rather lose that business than make promises I don't believe I can deliver.
My responsibility isn't simply to get your signature on a listing agreement.
My responsibility is to help you sell your home successfully.
Thinking about selling your home?
If you're wondering what your home is worth, let's talk.
I believe that successful home sales begin with honesty, local expertise, strategic pricing, and a commitment to my clients from the first conversation to the closing table.
I'll advocate for the strongest price the market can support, develop a marketing strategy tailored to your property, and negotiate with your best interests in mind.
But I won't tell you what you want to hear just to win your listing.
Because my goal isn't just to list your home. It's to sell it.
